Roof Related Questions

How Much Does A New Roof Cost?

There are several of factors to consider when pricing out a roof replacement project’s cost. The two biggest considerations are the size of the roof (square footage) and overall difficulty (roof pitch and accessability).

For a generalization: The ‘average’ cost for a roof replacement project completed by Roofing and Beyond in 2023 was $12,280.

What Brand Of Shingles Do You Prefer?

We prefer GAF shingles for multiple reasons including:

-GAF is the largest roofing manufacturer in North America and has been around for over 100 years (proven track record).

-Wide variety of different shingle profiles and colors to compliment virtually every style and budget.

-GAF is the industry leader in product innovation and technology – read more about the 3 Recent Upgrades Made to GAF Timberline’s HDZ Shingles.

-GAF has the strongest warranty in the business (Golden Pledge) and can only be offered by GAF Master Elite Contractors like Roofing and Beyond.

-Roofing and Beyond has been using GAF since 2012 and although we could save money by switching brands, GAF will remain our prefered vendor because of their commitment to making quality products with long term durability.

How Long Does A Typical Roof Last?

A lot of homes that were built in the 1990’s replaced their roofs in as little as 10-15 years.

Over the past few years we have been seeing homes that were built in the early 2000’s with roofs that are needing to be replaced, which puts the life expectancy closer to 20-25 years.

So if history can predict the future, then todays roofs should last 30 years or more…

Can You Just Add A Layer Of Shingles Over My Existing Roof?

99% of the time we will recommend a full roof replacement (tear-off).

Wood replacement is often required but cannot be done if adding a second layer of shingles. Any existing water damage or mold on the existing plywood/decking should be replaced in order the ensure the new roof system has a solid, smooth surface and is structurally sound.

The majority of roof leaks happen around penetrations (pipes, chimneys, skylights, etc) which all require ‘flashing’. Typically when adding a second layer of shingles the flashings are just reused and caulked which is not a long term solution to say the least.

New shingles must be installed over a clean and smooth roof deck in order to qualify for most manufacturers waranties.

Can You Just Repair My Roof Instead Of Replacing It?

Often times we are able repair small areas without having to replace the entire roof. A few things we will help you determine and discuss possible options for would be:

-The age of the existing roof
-Size of the repair area
-Cost of the repair versus a full replacement

What Types Of Shingles Are Available?
How Long Does A Roof Replacement Project Take?

The majority of our roof replacement projects are completed in 2 days or less. Some larger and more complex jobs may take a little longer.

Will My Insurance Company Pay For A Roof Replacement?

If there was a specific weather event that caused damage to your roof then it’s possible yes. But if during our initial inspection we only find one missing shingle after windstorm, then we would probably just advise you to make the small repair ‘out of pocket’ instead of filing a claim.

We have worked with and helped get full roof replacements approved with almost all of the major insurance carriers. If a full roof is covered by insurance, the only ‘out of pocket’ cost would be your deductible.

As A Homeowner, Should I Do Anything To Prepare For A Roof Replacement Project?

The morning our roofing crew arrives, we will go around the house and move items out of the way as needed (BBQ grill, patio table, lawn ornaments, etc) before we lay down tarps and cover windows with plywood.

Although not usually necessary, taking those fragile picture frames or glass vases off the shelf on the wall might not be a bad idea!
